Four systems

Every roof has
a trade-off.

Anyone can list what a material is good at. The useful half of that conversation is what it costs you — so each of these carries the honest catch underneath the strengths.

Shingle, standing seam metal, clay tile, membrane and roofing nails laid out side by side
New architectural asphalt shingle roof on a Fort Myers home

Architectural Shingle

20–25 years

Rated to 130 mph, 150 with enhanced nailing

The default across Lee County, and for good reason — it is the cheapest compliant roof you can put on a house here, it repairs in patches, and insurers understand it without an argument.

  • Six nails per shingle, not four — the enhanced pattern the wind rating depends on
  • Peel-and-stick underlayment across the whole deck, not just the valleys
  • Ring-shank re-nail of the deck to current code before anything goes down

It is the shortest-lived system on this page. Twenty years is a realistic Southwest Florida life, and UV plus salt will take the top off that if the attic ventilation is wrong.

Standing seam metal roof on a Southwest Florida coastal home

Standing Seam Metal

40–50 years

Rated to 160–180 mph depending on panel and clip

Concealed-fastener panels with clips that let the metal move. It is the system that survives a named storm best, and increasingly the one insurers will actually write a policy against without a fight.

  • Concealed clips — no exposed screws, so no gasket to fail in eight years
  • Aluminium rather than steel within a few miles of the Gulf
  • Panels roll-formed to length on site, so no end laps to leak

Two to three times the cost of shingle up front, and a dented panel is a panel replacement rather than a patch. It pays back over decades, not years.

Terracotta barrel tile roof on a Mediterranean style Florida home

Concrete & Clay Tile

40–50 years

Rated to 150+ mph when foam-set to current approval

What half of the tile roofs in this county actually need is not new tile — it is the underlayment beneath it replaced. Tile outlives the membrane under it by decades, and that membrane is the roof.

  • Existing tile carefully lifted, stacked and re-laid where it is sound
  • New self-adhered underlayment — the layer that was actually leaking
  • Foam-set or mechanically fastened to the current Florida product approval

Heavy, and not every older structure was framed for it. Walking a tile roof breaks tile, so routine work costs more than it does on shingle.

White TPO membrane flat roof on a Florida commercial building

Flat & Low-Slope

20–30 years

Rated by assembly — fully adhered systems test highest

TPO, modified bitumen and silicone restoration for commercial buildings, lanai and porch roofs, and the flat sections almost every Florida ranch house has hiding behind a parapet.

  • Heat-welded seams, probe-tested along their length before we leave
  • Tapered insulation where the deck ponds, rather than more coating over a puddle
  • Every penetration flashed with a proper boot, not a bucket of mastic

Low slope is unforgiving of detail. Ninety per cent of flat-roof failures are at a penetration or a termination bar, which is why we price those properly instead of trimming them.

Inside a roof

Six layers.
Five you will never see again.

Once the covering is on, nobody can check the deck was re-nailed or whether the membrane runs across the whole field. That is exactly why those are the parts a cheap quote leaves out. Tap a layer.

Secondary water barrier

A peel-and-stick membrane bonded to the whole deck. When wind takes the covering off in a named storm, this is the layer standing between the weather and your ceiling.

What gets skipped

Cheap quotes use 30lb felt or run peel-and-stick only in the valleys. It is invisible from the ground and it is the single biggest corner cut in Florida roofing.

What it costs

Real numbers,
before you call anyone.

Pick your rough home size. These are installed prices including tear-off, permit and disposal — the band is wide because pitch, layers and deck condition genuinely move it.

A budgeting guide, not a quote. Steep pitch, a second layer of old roof, rotten decking or awkward access all move the number, and the only way to know is to get on the roof — which we do free. The per year of life column is the one worth reading twice.

Get the real number

June to November

Four numbers that
decide your roof.

Roofing in Lee County is not really a maintenance decision any more. It is a wind rating, an insurance deadline and a policy renewal, and these are the four figures that drive all of it.

172mph

Ultimate design wind speed

Coastal Lee County sits near the top of Florida's wind map outside the Keys. Every assembly we install carries a Florida Product Approval good for that pressure — and we hand you the approval numbers with the permit.

June–Nov

Hurricane season

Six months of the year. We stage tarp material from May and hold crew capacity back for storm response rather than booking the calendar solid and leaving people waiting.

1 yr

Deadline to file a claim

Florida gives you one year from the date of a hurricane to file a new claim and eighteen months for a supplemental. Roof damage that goes unreported past that is yours to pay for.

15 yr

Where insurers start refusing

Most Florida carriers will not write a new policy on a shingle roof over fifteen years old without an inspection, and many will not renew one over twenty-five. Roof age is now an insurance problem, not a maintenance one.

Roof open right now?

Tarp first, photograph before anything moves. The storm line is answered around the clock in season.

Insurance

Six steps, and
the order matters.

Most of the money people lose on a storm claim is lost in the first forty-eight hours, before a contractor is even involved. This is what to do, in sequence.

Read this once

If anyone offers to waive or absorb your deductible, walk away.

It is insurance fraud and in Florida it is a felony for the contractor and for you. The crews offering it after a storm are the crews that will not answer the phone in eighteen months.

Storm & hurricane work
  1. 1

Get it documented before it is cleaned up

Photographs of the damage in place, dated, with a written scope. Adjusters need that and it is far harder to produce once a tarp is on and the debris is at the kerb. We do it on the first visit whether or not you use us.

  2. 2

Make it safe — that is your duty under the policy

Every Florida policy requires you to prevent further damage. A tarp is not optional and its cost is usually recoverable. Keep the invoice; we itemise ours so it drops straight into a claim.

  3. 3

    File inside the deadline

One year from the storm date for a new hurricane claim, eighteen months for a supplemental. Do not wait on a contractor to tell you the roof is finished before you notify the carrier.

  4. 4

Meet the adjuster with someone who reads roofs

We attend the inspection and walk the roof with the adjuster. Not to argue — to make sure what is actually up there ends up in the scope, because anything missed at that visit is a supplement later.

  5. 5

Understand what the carrier is offering

Replacement cost versus actual cash value changes your number by thousands. We will read the estimate with you and point at the line that matters. We do not handle your claim for you — Florida law is specific about that — but you will not be reading it alone.

  6. 6

Build it, then document it for the file

Photographs through every stage, the permit, the product approvals and a completed wind mitigation form. That last one often lowers the premium enough to notice.

Our standards

Eight things you can
hold a tape to.

Every roofer says quality workmanship. None of it is checkable. These are, and you are welcome to go up the ladder and look on the day.

Peel-and-stick over the whole deck

Not felt, and not peel-and-stick in the valleys with felt everywhere else. It is the layer that saves your ceiling when a storm takes the covering.

Six nails, hand-checked

The enhanced pattern the wind rating actually depends on, and a foreman who pulls shingles at random to check the crew is hitting the nailing line.

Deck re-nailed and documented

8d ring-shank at six inches on centre, photographed before it is covered. It is a code requirement and a mitigation credit, and we prove we did it.

Every penetration is new

Boots, vents, valley metal and step flashing all replaced. Reusing old flashing is the reason a new roof leaks in year two.

Ventilation calculated, not guessed

Ridge exhaust balanced against soffit intake for your actual attic volume. Unbalanced ventilation cooks a shingle roof from underneath.

Wind mitigation form included

Completed and handed over with the paperwork. On a lot of Lee County policies it pays for a slice of the roof by itself.

Magnet sweep, twice

Once at the end of tear-off and again before we pull off site. Nails in a driveway are the thing homeowners remember about a roofer.

Our own crews

No day-labour subs. The foreman who quotes your roof is on the roof, and the same crew is there both days.

Our carrier gave us ninety days to replace or lose the policy. Champion had the inspection report over the same week, the permit in nine days and the roof on in two. The mitigation form they filed took a chunk off the renewal.

Straight answers

The questions
we get every week.

Nothing hidden behind a click. If yours is not here, call and ask — we would rather spend ten minutes on it now than have you find out on install day.

What does a new roof cost in Fort Myers?

Tear-off and replacement on a typical Lee County home of about 26 squares runs roughly $12,500–$19,800 in architectural shingle, $18,200–$33,800 in tile, $18,000–$34,000 in low-slope membrane and $29,900–$48,100 in standing seam metal. Pitch, layers of old roof, deck condition and access all move a real number, which is why the written quote comes off a survey rather than a phone call.

How long does a roof replacement take?

Most single-storey shingle roofs are two working days on site — tear-off, dry-in and re-nail on day one, covering on day two. Tile and metal run four to seven days. The waiting is in the Lee County permit before that, typically one to two weeks depending on the queue.

My insurer says my roof is too old. Do I have to replace it?

Not always. Most Florida carriers baulk at a shingle roof over fifteen years for a new policy and over twenty-five at renewal, but many will accept an inspection report showing remaining life. We produce that report free, and we will tell you honestly if it will not hold up — chasing a renewal on a roof that is genuinely finished just delays the bill.

Do you handle the insurance claim?

We document, we attend the adjuster's inspection and we read the estimate with you. What we do not do is negotiate the claim on your behalf — in Florida that is public adjuster work and it is licensed separately. Anyone offering to 'handle everything' and waive your deductible is describing insurance fraud, and it is a felony for both of you.

How long after a hurricane can I file?

One year from the date the storm made landfall for a new claim, and eighteen months for a supplemental or reopened one. Those are statutory deadlines and they are not negotiable, so notify your carrier even if you are not yet sure how bad it is.

What is a wind mitigation inspection worth?

On a lot of Lee County policies, several hundred dollars a year — sometimes over a thousand. It documents roof covering, deck attachment, roof-to-wall connections, roof geometry and secondary water barrier. Every roof we build is designed to score well on that form, and we complete it for you.

Can you just repair it instead?

Often, and we would rather. A repair is the right answer where the covering is sound and the failure is at a penetration or a small area. It is the wrong answer when the shingles are brittle across the whole slope — you cannot lay new material into old without breaking more than you fix, and we will say so.

Do I need to replace the whole roof if only part is damaged?

Since 2022, Florida law says no in most cases. If your roof was built to the 2007 Florida Building Code or later, or is otherwise compliant, only the damaged portion has to be brought up to code rather than the entire roof. Whether repairing part of it is the right call is a separate question from whether you are allowed to.

Metal or shingle for a coastal house?

Metal, if the budget reaches. Aluminium standing seam near the water — not steel — because salt finds steel through any coating eventually. It costs two to three times shingle and lasts twice as long, takes wind better, and is increasingly what makes a carrier comfortable.

What warranty do I get?

Ten years on our workmanship in writing, plus the manufacturer's material warranty, which on most shingle systems is thirty years or better and can be extended where we are a certified installer. Workmanship is the one that matters — almost all roof failures are installation, not material.

Do you tarp after a storm?

Yes, and it is the first thing we do. In season we run a storm list and work it by severity, prioritising anything with water actively entering the building. Tarping is also your duty under the policy to prevent further damage, and the cost is usually recoverable.

Who pulls the permit?

We do, always. Lee County and the City of Fort Myers both require a permit for a roof replacement, the product approvals have to be submitted with it, and the work is inspected at dry-in and at completion. If a contractor asks you to pull an owner-builder permit for their work, that is a warning sign, not a favour.

Still not sure what you need? We will look at it free and tell you honestly.
