Concrete and clay tile will outlast the underlayment beneath it by two or three decades. That single fact explains most tile roof problems in Lee County: the tile looks perfect, the ceiling is staining, and two contractors have quoted a full tile replacement for something that is a membrane job.
The right work in that case is a lift-and-relay. Tile comes off carefully and gets stacked, the old felt comes off, new self-adhered underlayment goes down across the deck, and the same tile goes back on with colour-matched replacements for whatever broke in handling — usually five to ten per cent. You keep the roof you like and you replace the layer that was actually failing.
Where the tile genuinely is finished — spalling concrete, widespread cracking, or a profile nobody makes any more — we will say so and quote the full replacement. But it is worth getting a second opinion before anyone strips a tile roof, because it is one of the most over-sold jobs in this county.

Diagnose before quoting
We establish whether it is the tile or the membrane, in the attic as well as on the roof. Those are very different numbers.

Profile identified, condition assessed and a realistic breakage allowance agreed in writing before work starts.

Tile off and stacked, deck re-nailed, new membrane bonded across the field.

Questions on this one
How do I know if it is the tile or the underlayment?
Leaks in several unrelated places, staining after ordinary rain rather than only wind-driven rain, and a roof over about twenty years old all point at the membrane. Tile failure normally shows as visible cracking or slipped tiles in a specific area. We will tell you which you have before we quote either.
Can you match my discontinued tile?
Often. There is a real secondary market in Southwest Florida for discontinued profiles, and we buy salvaged stock. Where nothing matches, we take the closest match from a less visible slope and put the substitutes there instead.
Can I walk on my tile roof?
Please do not. Tile is walked in specific places — the lower third of the tile, over the batten or the head lap — and getting it wrong cracks tile in ways you will not notice until it leaks. If you need something looked at, we will go up.
