Water does not enter a roof where it appears on your ceiling. It runs down the top of the deck, along a truss, and drops somewhere convenient — often several feet away and occasionally on the other side of a room. Which is why we get into the attic as well as onto the roof, and why we will not quote a leak from a photograph of a stain.

Most repairs come down to the same handful of things: a failed pipe boot, step flashing that was never right where a wall meets the roof, a valley that has worn through, nail pops lifting shingles, or a slope where the seal strips have let go after a blow.

The conversation we would rather have early is repair versus replace. If the covering is brittle across the whole slope, laying new material into it breaks more than it fixes and you are buying a season. We will quote the repair and tell you plainly what it buys, and if you replace with us within twelve months we take the repair cost off the roof.

Attic-side inspection

Where there is access. Staining, daylight and damp sheathing tell us far more than the shingle does.

Leak traced to source

Not patched where the drip is. Where it is genuinely unclear we will water-test rather than guess.

Boots, flashing and valleys

Replaced with new metal and new components rather than sealed over.

Matched covering

Shingle, tile or panel matched as closely as available, and taken from a less visible slope where nothing matches.

Photographs before and after

Emailed with the invoice, which also matters if it later becomes part of a claim.

Repair credited against replacement

Replace with us inside twelve months and the repair cost comes off the new roof.

    Send photos

    Two or three from your phone often tell us whether it is an hour or a day, and we can frequently price before driving out.

    Inspect roof and attic

    Both sides of the deck, plus the penetrations upslope of wherever the water is showing.

    Repair, or an honest no

    Most repairs are one visit. Where a repair is not worth doing, we say so and quote the alternative.

    Document and warrant

    Photographs, invoice and a two-year warranty on the repair itself.

Questions on this one

Can you repair just one section?

Usually, yes — that is most of what repair work is. The limit is brittleness: shingles past about fifteen years in this sun crack when you lift them, so a small repair turns into a larger one. We check that on the roof before committing to a price.

Will the repair match?

Close, not perfect. Shingle colours are discontinued and existing roofs have weathered. Where the match is poor we take material from a slope nobody sees — the back of the garage — and put the mismatch there instead.

Should I repair or replace?

Repair if the covering has real life left and the failure is local. Replace if the roof is near the end, if there are multiple failures across different slopes, or if your insurer has already written to you about roof age. We will give you both numbers and our honest opinion, and we do not get paid more for one of them.
