North Fort Myers has some of the oldest housing stock we work on and a very high proportion of manufactured and park homes, particularly in the 55-plus communities off Bayshore and North Tamiami. Those are a different job from a stick-built house and we treat them as one.
Roof-overs are the common answer on a manufactured home — a new metal roof structure built over the existing one, which fixes the leaks, adds insulation and stops the drumming that a bare metal skin gives you. It has to be engineered and permitted, and the park often has its own approval process on top of the county's.
On the stick-built side this is unincorporated Lee County, so it is county permitting and a county inspection queue. The stock is largely 1970s and 80s, which means shallow pitches, original decking that was never re-nailed to a modern pattern, and a lot of roofs that are simply past their date.
Manufactured homes are a different job
A roof-over has to be engineered and permitted, and the park usually has its own approval on top of the county's. Anyone quoting one like a shingle re-roof has not done it before.
