The McGregor corridor down toward Iona and Punta Rassa is waterfront and near-waterfront, with a lot of tile and metal, mature landscaping and homes that were built well and then left alone for thirty years.
Salt exposure is real here even a few streets back from the water — enough that we specify aluminium over steel and stainless fasteners as standard, and enough that any exposed-fastener metal roof out here will be at the end of its gasket life far sooner than the panels are finished.
Tile underlayment work is the bulk of it. These are roofs where the tile is genuinely good and the felt beneath it went twenty-five years ago, and the honest job is a lift-and-relay rather than the full replacement two other contractors have probably already quoted.
