Cape Coral is the largest single body of work in Lee County and the most uniform — a grid of mostly single-storey homes on shallow hip roofs, the great majority built between the eighties and the mid two-thousands, which puts an enormous number of them right at the age where insurers start writing letters.

The canals matter more than people expect. A home on a saltwater canal with direct Gulf access gets the same specification we would use on the beach: aluminium rather than steel on any metal roof, stainless fasteners, and hardware chosen for salt rather than for price. Freshwater canals off the Gulf access system are a different call and we will tell you which side of that line you are on.
